Komonk Design Studio Pvt Ltd offers services including designing home interiors, providing customized furniture, installing it at your site, and facilitating third-party delivery of selected products and services.

Komonk Design Studio Pvt Ltd will deliver and install your customized home furniture on or before the agreed delivery date, calculated from the completion of the All-Set-Go milestone, which includes signing off on design and specifications, paying the price, and preparing the site.

Komonk Design Studio Pvt Ltd 45-Day Delivery Guarantee applies if all conditions are met and the scope of services includes items from "Type A" categories such as modular/ Fit-out furniture, false ceiling, standard electrical works, countertops, appliances, lighting, cleaning services, and non-standard electrical works. Note:- 45days from design signoff & 50% payment which is only applicable for 2BHK.

Orders containing "Type B" services and products, such as wallpaper, wooden flooring, texture painting, painting phase 2, non-texture painting, and curtains, will receive a 45+20 days delivery guarantee.

Orders containing partner-managed "Type C" services and products, such as loose furniture, mattresses, wall art, home automation, and false ceilings, will not be guaranteed.

The delivery guarantee for an entire order will be null and void if the Komonk Design Studio scope of work includes non-standard electrical works, civil/ renovation activities, granite supply or installation, hob and chimney supply or installation, electrical point shifting, temporary possession of the site, site restrictions, concurrent work by third-party contractors, changes to designs after All-Set-Go, abnormal hindrances in execution, a force majeure event, COVID-19 pandemic restrictions, containment zone at the site, or lack of necessary permissions from the Resident welfare associates /Facility Management agency.

The 45-day delivery guarantee does not cover certain items, such as functional defects in hardware, appliances, or handles, deep scratches on shutters, or shade variations. Komonk Design Studio will replace these items free of charge based on the OEM timeline, but not within the delivery-day guarantee. The woodwork component quote may not apply due to volume of work involved. If Komonk design studio breaches the delivery guarantee, compensation of Rs.100 per day will be provided. All products and components are designed and installed to prevent significant damage.

The total price for services ordered by Komonk design Studio is based on a quotation and accepted by the customer. Payments are made in installments, with 10% due when booking the work order, 40% within 2 working days of design finalization, and 50% as specified in Komonk design Studio 's ready-to-dispatch email. If the customer requests to hold the material or does not accept it within 15 days, Komonk design Studio will charge Rs. 500 per day of delay. Delays in payment beyond 2 working days will result in a demurrage charge of Rs. 500, affecting delivery guarantees and installation timelines. The price includes all applicable duties and taxes. Payments must be made via check, demand draft, or bank transfer.

Komonk Design Studio owns all intellectual property developed under this agreement, including designs, ideas, drawings, quotations, images, and presentation material. No licenses are assigned or transferred, and use requires written approval. If a provision is breached, Komonk Design Studio must provide 15-day notice and can terminate the agreement without liability. Injunctive relief and other legal remedies may be available.

Warranty Coverage: If any of the products ("Products") listed below have a manufacturing flaw, KomonkDesignstudio will, at its option, repair or replace the product(s) at its expense within the designated warranty periods that follow the date of delivery or installation. The following goods are covered by this certificate of warranty: Commercial plywood, BWR plywood, and BWP plywood cabinets—10 (ten) years; Cabinets constructed from any other finishes and materials (such as particle board, MDF, or HDHMR) - 5 (five) years; Shutters made of all materials and finishes (commercial plywood, HDHMR, MDF, particle board, Aristo, BWP, BWR, and MDF Five (five) years for an aluminum shutter frame; and Accessories, Hardware, and Appliances—as per the Manufacturer’s Warranty

Komonk Design Studio guarantees all products are free from manufacturing and installation defects, provided they are properly maintained and used for normal domestic use. The warranty does not apply to resale or transfer of apartments. The warranty period for hardware, accessories, and appliances is the same as the original equipment manufacturers. If a defect is observed within the warranty period or beyond acceptable limits, Komonk Design Studio must arrange repair or replacement, with Komonk Design Studio providing a replacement as close as possible. This warranty is null and void if installed or altered without Komonk Design Studio's consent.

Komonk Design Studio's warranty certificate outlines its sole warranty obligation for its products, excluding any other warranties. The company does not warrant merchantability or fitness for a particular purpose, nor is it liable for damages arising from breach of the warranty. Komonk Design Studio is not responsible for any condition of the product or damage caused by wear and tear, impacts, rusting of channels, hinges, water leakage, seepage, degradation, excessive light, improper use, misuse, modifications, water leakage, or damage caused by force majeure events, environmental conditions, or foreign substances. Komonk Design Studio's liability will reduce over the warranty period according to a scale: 100% in the first 12 months, 80% in the 13 months, 50% in the 61 months, and 30% in the 85 months. The products installed by Komonk Design Studio should not be removed, as removal will cause damage.

Komonk Design Studio offers a free service visit for routine maintenance on moving parts for the first six months after delivery/installation. Additional visits are chargeable at Rs. 1750 per visit. If work includes re-alignment or replacement of items not covered under warranty, the cost will be over Rs. 1750. Komonk Design Studio's assessment and inspection fees do not include materials or labor costs.

Komonk Design Studio and its affiliates, vendors, or subcontractors are not liable for any indirect, incidental, special, or consequential losses, whether under contract, tort, breach of warranty, or otherwise, and their maximum liability is limited to the actual price paid.

Komonk Design Studio is not liable for failure or delay due to force majeure conditions, such as machinery breakdown, raw material shortages, strikes, lock-outs, war, or acts of God. If conditions persist for 15 days, Komonk Design Studio may discuss alternative modes of execution and terminate the engagement upon mutually acceptable terms. Notification of such conditions is required.

This engagement cannot be terminated, but Komonk Design Studio may delay or cease services if unpaid or delayed. If you refuse to avail of services, you forfeit all payments and are liable to pay the balance as compensation for Komonk Design Studio's losses, not as a penalty.

The terms and conditions of the service provision are governed by the laws of India, and any disputes will be subject to the exclusive jurisdiction of the courts in Chennai, India. The site checklist includes confirming if the apartment has been completed in all major aspects by the builder, confirming no civil work pending from the builders, and ensuring that core cutting for the Chimney Duct is completed before material is dispatched. A final coat of paint should be done after interiors have been completed.

If a security deposit is required, client should be paid to the builder maintenance team. If false ceiling, painting, or plumbing is done by another vendor or builder, it should be completed before the Komonk Design Studio crew arrives at the site. A set of keys to the apartment must be handed over to the Komonk Design Studio Representative before execution, and a permission letter or email must be completed.

Secure access to the apartment and no valuables or appliances in any rooms is essential. Clean power should be available in all rooms, and permission to move materials through service or passenger lifts is required. Additional charges may apply for movement by stairs above the 2nd floor, such as an unloading charge of Rs 7000 and an additional Rs 1000 per floor for each floor from the 9th floor onwards.

NOC should be provided by the client or builder in order to execute the Civil, plumbing or electrical work. Komonk Design studio will not be held responsible for

ANNEXURE 2 B: Things you should know about below Products and Services

Category	Description
Countertop Material	Quartz is stain-resistant but not stain-proof. Granite thickness ranges from 16-18MM. The ideal countertop slope is towards the sink or dead slope. Countertops can chip or crack due to bumps, heavy objects, and sitting. Minor shade variation may occur due to batch differences.
False Ceiling	Komonk Design Studio uses Gyproc Board and commercial/Xpert make channels for false ceilings. Unevenness in true floor to ceiling level can cause undulation of ±3MM. Gypsum false ceilings may have visible paper layer undulation under indirect lighting. False ceilings may vary from design to actual. In the case of a POP ceiling there will be an increase in drying time. 45 day will not be applicable on POP False Ceiling.
Civil & Demolition	You will be required to pay 100% payment in advance if the scope contains only civil and demolition works. Komonk Design Studio does not seek any approval from society/local authority for demolition and will execute only through client discretion. The size of brick is as per the nearest market available size and may vary from city to city with deviation of ± 20-25MM. The default tile installation is considered as paper joint unless specified otherwise on drawing. Komonk Design Studio takes utmost care to demolish existing fixtures at site. However, we cannot guarantee that there will be no damage to adjoining fixtures. In case of any damage, the cost will be borne by the customer. The below list covers possible damages during the demolition job. The list is not exhaustive but covers most frequently encountered problems at the site. Damage to adjoining wall tile during demolition of countertop. Damage to concealed pipes/conduits for electrical wiring and plumbing/water supply during wall/ceiling demolition. Unevenness in floor level after an existing wall has been knocked down.
Electrical	The creation and shifting of electrical points is done by tracing the wall and refilling by POP Material. In case the wall type is RCC, the work is done by using casing Putti, which is visible on the wall. The electrical services scope undertaken by Komonk Design Studio does not include any external fitting such as switch socket.
Deep Cleaning	Deep Cleaning scope can be availed by paying & is not a part of interior work. Also it only covers the interior part of the house and doesn't cover areas inaccessible and unsafe places. Open terrace and stairs will not be included under regular packages and custom quotes need to be created. Deep cleaning scope includes access to Wardrobes, Shelves and other storage units in the house. Please ensure all valuables are secured before the start of deep cleaning work. Komonk Design Studio will not be responsible for loss/theft of any personal belongings. Komonk Design Studio will not move/shift heavy objects such as electronics goods, cabinets, etc.
Painting	Defects on the wall such as undulation, unevenness, cracks etc. cannot be completely hidden using Putty only. In such cases, the customer is strongly Advised to use POP Punning or any other method suggested by the expert for smooth finish. Without this, the smooth finish cannot be guaranteed. Use of base putty is recommended for proper finish of high sheen products such as Royal Shine and Aspire. There may not be an exact match between digital visualization of shade and final execution at site. This is due to the fact that colors look different on different monitors.
Wallpaper	Hairline joints will be visible between 2 wallpaper rolls if viewed from close. This is an acceptable quality standard of workmanship. There can be batch differences for the same wallpaper shade if ordered at different time intervals. Ladder/Scaffolding to be arranged by the customer if the height of the wall where wallpaper needs to be installed is greater than 12 feet.
Appliance	Komonk Design Studio will not be able to make changes to the appliance order after the 40% payment milestone. Appliances if damaged during transit will be replaced in 7-10 working days.
Scratch / Dent/ Mark	Komonk Design Studio warrants that all scratches/dents/marks be invisible from a 1.5 meter viewing distance. Visibility at a lesser distance is considered to be a part of the manufacturing process and cannot be avoided. This is applicable to all Panel, Frame, Glass, Hardware and Accessory.
Shutter Bend	Bend is a natural process which occurs due to weather conditions, moisture levels in the atmosphere and usage. As an industry practice, Komonk Design Studio permits a tolerance of 3mm for shutter bend. Any bend that is more than 3mm will be corrected by either adjustment of hinges, using magnetic catchers, dismantling of shutters and/or fixing of straighteners at the back of the shutter (at customer location or taking it back to factory). Correction will be done as per following scenarios: If the Bend <=3mm, no action needed there will not be any functional issue in the product. If the Bend >3mm, then following steps will be taken to correct the same STEP 1: Adjust hinges to see if bend can be brought to within the Tolerance limit of 3mm. If deemed necessary, fix magnetic catchers to tighten the ends. STEP 2: If STEP 1 doesn’t bring the bend within 3mm, then remove shutter and bring it to the factory to correct the bend. STEP 3: If necessary, apply straighteners at the backside of the Shutter to correct the bend.
